Is renter's insurance required?
Yes, we require $100,000 liability insurance in the name of all residents.
Is there a security deposit and is any of it refundable?
Our security deposit is $250, but is subject to change based on credit check. It is refundable at the end of your stay.
Are utilities included in the rent?
No, your water/sewage is paid through the property and the electric is paid through Dominion Power.
What leasing options are available?
We lease 3 month to 18 month terms, depending on occupancy.
What is an individual lease? Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Can I request a specific apartment & can an apartment be held?
Yes. Apartments are held once an application is submitted on one.
Do you accept Section 8 vouchers?
Yes, we do.
When is rent due and how can I pay? Are there late fees? Is there a grace period?
Rent is due on the 1st of the month. The most popular form of payment is the online portal, but we do accept checks and certified funds.
Are utilities included?
Utilities are not included but charged per resident usage
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
What happens if I need to move out before my lease expires?
Early termination of the lease requires 60 day written notice and 1 time fee equal to 1 month's rent.
Is there an application fee?
Yes, there is a non-refundable $50 application fee and a non-refundable $250 administration fee.
What are the hours of the clubhouse?
The clubhouse is open 8am-9pm/10pm.
What are the hours for the business center?
The business center is open 8am-9pm/10pm.
What are the hours for the fitness center?
The fitness center is open at all times to residents, 24 hours a day.
What are the hours for the pool?
The community pool is open 10am to 8pm seasonally.
Are there community quiet hours?
Arlington Country "daytime" hours are 7 am to 9 pm
Do you offer valet trash service and/or recycling?
Yes, we do offer valet trash services!
Are apartments cable ready? If so who is the provider? Is there a separate charge?
Yes, we are set up for service from Verizon and Comcast. Residents are responsible for service.
Are the apartments wired for Wifi? Is there a preferred provider?
Yes, Our internet providers include Verizon, Comcast, and Starry. Residents are responsible for service.
Do you have package lockers/how do I get my packages?
Yes, our property uses a package locker system.
Are concierge services available?
Yes, We have a front desk concierge service.
What is the smoking policy? Can I smoke in my apartment? Is there a designated smoking area?
We have a strict no smoking policy in the apartments and on apartment balconies
Do you allow pets? What is the pet policy?
We do allow pets! We have a list of restricted breeds for dogs. Contact our office for more information.
What do I do if someone parks in my parking spot? What is the policy for guest parking?
Call the office for parking disputes. Guest parking is plentiful
What is the parking situation? Is parking assigned? Is there a fee or permit required for parking?
Our community includes an underground parking garage. $70/vehicle. $85/reserves spaces, with free guest parking!
What school district serves the community? High Schools? Junior High? Middle Schools? Elementary School?
Henry Elementary, Jefferson Middle, and Wakefield High are our district schools.
Is there public transportation nearby? What stop is closest?
We have a shuttle to get residents to the Pentagon City metro station as well as bus stops just outside the office
Are you near any transportation routes? Which ones?
Columbia Pike is a common bus route for Metro and Art busses
How close are you to the metro or Pentagon?
There are buses at your front door, we also have a shuttle bus service which takes you to Pentagon City metro. The Pentagon is five minutes driving or you can bike there as well.
Are there washer and dryers in the apartment?
Yes, all our apartment homes have washer and dryers.
Are all of your apartments and townhomes carpeted?
Yes, however if you take an apartment on the second floor you can pay a deposit (one month market rent) to have the carpet removed and plank wood flooring installed. The townhomes are the same however, the bedrooms in our flats and townhomes will remain carpeted.
When were these apartments built? Have there been any renovations?
We were built in July of 2011.
Are washers and dryers available? Are they in the apartment? What kind?
Stackable units are provided in each unit.
What kind of kitchen appliances are in the apartment?
Refrigerator, microwave, range, and dishwasher are provided
Does the apartment come with a microwave?
Yes.
Do apartments have dishwashers?
Yes.
Are stoves gas or electric?
Yes.
Do kitchen sinks have a garbage disposal?
Yes.
Is there a bathtub or just a shower? Are they together or separate?
There is a combined bathtub and shower with a curved shower rod.
Do the apartments have air conditioning?
Yes, central heat and air.
